This course is focused on a case where an office park owner was looking at converting a portion of a million square foot office park to a use that was more in demand. The owner saw a multi or mixed-use project as a better alternative to the dedicated, single-use development (like an office park) to protect against an underperforming market segment. The mixed-use project could provide the owner with market diversification, an important strategy to protect a project’s financial viability. He had come to believe that a mixed-use approach would offer a more balanced approach. When one use was soft, another could be steady or expanding, thus reducing his financial risk.
