Leveraging Existing Facility

This course utilizes a case study of an existing facility – a downtown Inn with 31 very small rooms and no on-site parking. The client had come to the Architect with what he believed was the “highest and best use” for the site. His plan was to demolish the existing structure and offer a mixed-use condo facility with 45 large suites, 9 small office units and basement parking. The Architect had been asked to develop some conceptual design ideas based on this approach. The firm agreed to provide the requested services but also felt compelled to assess alternatives that might be more feasible. This course illustrates how considering alternatives and the related numbers during the conceptual design process can influence the client’s approach and, ultimately, the success of the project.
