Very often, an Architects original design goes through several iterations before being built. Architects begin with an inspiration that will almost certainly be adjusted based on multiple factors. The design exceeds the budget. The plan doesn’t have “enough of something” – not enough units, not enough leasable square footage, not enough, or maybe too much of something. The Architect will make every effort to protect the key elements of the design concept, but, will ultimately be required to make “adjustments”. Once the required compromises are made and the Design Development phase is approved, the Construction Documents follow. The plans and specifications are reviewed and approved by the building department, permits are pulled and construction begins. In this case study, the process did not follow this typical model. The Architects original Design (before “adjustments”) and the submitted Construction Documents were not allowed to be altered. Right or Wrong, the project was built with 0% adjustments to the Design and Construction Documents. It cost what it cost. “Value engineering” was excluded from the process. This course will review a project that would become one of a firms signature projects. But it would also be a costly lesson in the consequences of producing incomplete documentation. It was a project that would only come around once over the firms 20 years of practice. A project that was executed based on “the letter of the law”.
